Before Tenancy

Tenancy Agreement

Notice must be given in writing to this office in accordance with the terms of the residential tenancy agreement.

A residential tenancy agreement is a legally binding contract made between a landlord and tenant

The tenancy agreement gives a tenant the right to exclusive use and enjoyment of the described residential property in exchange for money paid to the landlord.

Additionally, the tenancy agreement outlines the rights and responsibilities of both the landlord and tenant during the tenancy agreement term.

Inspection Report

An inspection report is taken at the commencement of the residential agreement and again on vacating. The report is in triplicate and the tenant should check the condition of the premises against the report and return the copy of the report to our office within seven days.

Rent & Other Expenses

Rental Payments

Please ensure that your rent is always paid in advance unless other arrangements are made.

Please note that the rent paid in advance is not part of the rental bond.

You cannot be asked to pay more rent until the rent paid in advance has been used up.

If you are unable to make a rental payment on or before the due date or if you would like to pay more rent in advance, please contact us immediately.

Please note that no cash will be accepted.

Rent Increases or decreases

The rent caní»t be increased or decreased during a fixed term agreement unless a special term of the tenancy agreement states that the rent can be adjusted.

If the fixed term agreement allows for rent increases, the lessor/agent must give the tenant at least 2 months notice in writing before increasing the rent.

Moreover, in some situations, such as where part of the premises are destroyed or a service becomes unavailable, the tenant can ask the lessor/agent for a rent decrease.

Gas, electricity & telephone

It is the responsibility of the tenant to arrange connection or disconnection of Gas, Electricity and Telephone

Rental Bond

Your rental bond will be lodged with the NSW Department of Fair Trading.

Your rental bond is held as security deposit against any damage or leaving the property without notice for the duration of the tenancy. The bond will be refunded promptly after you vacate the property, provided that the property is left as close as possible to the condition it was when the tenancy commenced, and there is no outstanding payment. Fair wear and tear is expected.

During Tenancy


The tenant will be issued with one set of keys upon signing the residential Tenancy agreement. Our office should always retain a spare set of keys in case of an emergency. When vacating, please ensure that all keys are returned to our office in a prompt and timely manner.

Repairs and Maintenance

The tenant is responsible for caring for the property and keeping it clean. The tenants should not try to repair anything which is broken or damaged and they should report it to us as soon as possible. All repair requests are to be submitted in writing either by faxed or emailed.

Tenant may be required to pay for the repairs if the damaged is caused by the tenant or their guests.


It is strongly advised that tenants insure their belongings against damage, theft or loss.

The landlords do not have any obligation to insure tenantsí» belongings.
